The inventory game of cat and mouse continues this week, this time, with an earlier than predicted report. What appeared to be the very familiar activity of an ever rising level of inventory, did the opposite, proving that the Halifax real estate market is anything but predictable. This week, in the heart of the Spring market, the inventory closed the widening gap between this year and last, and actually reported less inventory then last year at this time. April in itself was a solid month for sales. Even with the lack of Buyers in the market, the listings piling onto the market week over week skewed the positive activity going on under the surface. Even with this positive activity, it looked like we were destined to repeat history by climbing to all new inventory heights, but as I mentioned in earlier posts, I believed the full brunt would be felt in the Summer months. This week might be an indicator of things to come, or in could be just an smooth patch of road heading back down the Buyers market highway. He weighs approx 45 pounds, has recently been neutered and is ready for his forever home. Edson is cuddily and very good with children of all ages, he loves to lay with you and watch TV but he also needs a good long run to help him burn off his energy. He listens quite well but would benefit from further training. Edson's perfect home would be one where someone is home LOTS, one with another dog for him to play with would be great because he is full of energy and loves to play, an owner who is active (hiker, jogger, walker etc) one without cats that are not dog savvy and a fenced in yard. Edson is still very much a puppy and has a lot of puppy energy, he would not do well in a home where he is alone all day or in a kennel for 6-8 plus hours a day This "cuddly companion" is available through Litters 'n Critters, a non profit rescue organization from Halifax, Nova Scotia. Still in better position that last year at this time (except inventory levels), but most of the numbers are markedly better, which still leads me to believe that the impact of the late 2015 end/early 2016 run will be felt eventually. Things to keep a watchful eye on to prove this theory will be the sales to list ratio (which has proven much healthier week over we), overall sales, and the biggest indicator, the sales to list ratio. The STLR has bounced around parody with last year for the most part in the last six months, but with the current boost of activity I'm referring to, it is marginally decreasing week over week and is now a whopping 9 weeks lower than last year at this time. So the absorption rate is reporting much lower in a market that has higher inventory levels? Strange right? Buyer activity has reported positively, and there seems to be that activity still, which is a big difference from last year. The question is, how long will it last. WEEKLY ADOPTABLE Jack is a 9 year old Yellow Lab boy. He is in awesome shape and loves everyone he meets. Jack is good with dogs, cats and children. Late in the market season last year things turned around, for what looked to be a promising change. If you have been following the blog as of late, you will know that the turn of events I speak of has reversed its march, and we are now headed into a Spring market with record numbers of inventory... yet again. Listings pile to the market in attempt to get sold, meanwhile, Buyers are loving the competition and selection, albeit too much, which can be a bad thing. Too much choice makes finding things a bit more difficult, and squews the vision of those looking for that seemingly impossible deal. The flip side of this years market is a steady stream of Buyers. Missing from the previous few years, Buyer activity has reported much higher this year comparably. This is measured week over week, and tracked by how many listings go conditional, or accept an offer on the property. WEEKLY ADOPTABLE Meet Chloe! Chloe is a larger sized dog who is on the hunt for a new forever home. She would love to find an active family who would include her on long walks and weekend adventures. Chloe already knows some of the basic commands: sit, paw, lay down and is very receptive to learning new tricks! Chloe is a shy dog who is learning to socialize and how to interact with other dogs. She would not do well at this point going to off leash dog parks, but can certainly work up to it with a patient and understanding owner. A home with children 12 years of age and older would be the best fit. Chloe is to go to a home with NO cats! Although the city's weather seems to be a bit confused, the Spring market market is focused, and in full swing. Largest addition of new listing's to the market this year so far, and there are other signs that activity is up. From the early wave of listings this year, there was substantial amount's of listings that expired, or cancelled from the market. Of course, this weeks report did fall over the first of the month, so you have to expect a bit of a deviance from listings that expired, then re-listed .shortly thereafter. Sales maintained a solid footing, and it doesn't look like there will be any less sales in the coming weeks according to the listings that went conditional/pending. Good thing we are still experiencing this renewed Buyer activity, or surely the inventory would be way out off control at this point. Speaking of which, what looked like a downward trajectory for the overall levels early in the year has turned around quite quickly, and is widening the gap in the opposite direction. Not exactly what a lot of Sellers are hoping for (competition and all), but the absorption rate did drop two points from last week, and a staggering ten points overall from last year. That gives me hope that this years market has turned a new leaf, and is ready to turn the tables...well... at least balance them. Thanks for stopping by! WEEKLY ADOPTABLE Sir Winston is approx 6 yrs old, cat and dog friendly, and ready for snugglin'. We are doing his exam, vaccinating, parasite control on Monday. His neuter will be later on the week. More details coming soon. He does not jump up but he is a strong puller on leash. A home with no cats or other dogs would be best. He also likes to paw you for treats if you have them, so that is something that would need to be discouraged in case his nails are too long and could scratch a child.
