There is quite a few "Steady Eddy" stats to report this week, starting with the new listing additions. Somewhat different from the past few years, new listings are hovering, averagely, around the high 250 mark. This is definitely down from the previous few years, especially with the chance of a budding market, decent weather and the opportunity to sell. Met with this lack of listing activity, is a higher than average buyer activity report. Although sales are on par with that of last years at this time, the number of submitted and accepted offers this week nearly doubled! This buyer activity has been present from the end of 2015, and consistent (as can be) to this point. As we approach the Spring months I do anticipate the weekly listing additions to become higher, as per trend, and it will be interesting to see what the Buyer activity level will be. Still lots of work to do though, and second and third time home buyers bracket, especially +15km of the city, are still feeling the doldrums of a down market. The hope is that with the first time home buyer products finally moving, that it will set the cascade flowing and allow those that have outgrown their first home to buy those second and third home products. That's IF they are staying in the province, or IF they are not downsizing to rentals. Both of which are a very common move in our city from that point. Just have to watch and see! Thanks for stopping by! WEEKLY ADOGTABLE Dax is a handsome 10 month old Lab/Am Staff mix He is recently neutered. He is a very high energy but large (86lbs) puppy. He is very nervous meeting new people and can take a long time to get used to someone new. He becomes comfortable much quicker with females than males. Dax shows his discomfort at meeting new people by barking, growling, and trying to stay away from them. He has not ever been aggressive, it seems that is is actually scared of new people, and tries to stay away from them if possible. Dax does not guard his food or toys and will let anyone take items away from in his mouth without fuss. He is an incredibly loving dog, and would benefit greatly from a household that can be patient and provide lots of snuggles and attention while he gets to know you and your routine. Because Dax is so big and so high energy it would be best for him to go to a home with no small children. He loves kids but doesn't realize his size and knocks even adults off balance unintentionally. His previous owner had taught him to give "hugs" so he is still trying to learn that most people do not want him to stand on his hind legs and "hug" them with his front paws on your shoulders! An environment where he will get a ton of exercise is a must, he has an enormous amount of energy and loves to run, play tug, and chase balls. Dax is noticeably calmer and less anxious on days when he gets extra time outside to run and play. Dax gets along very well with other dogs he has met, and plays easily with them. He also doesn't bark or make a fuss around small pets like guinea pigs and rabbits; and he gets along with kitties but will sometimes chase them. Dax knows a few basic commands such as "sit" and "come" and even when he is excited, he will usually listen very well to the commands he knows. Dax will need lots of work with learning to walk on a leash, his energy level and size, plus his nervousness with other people make it difficult to walk him on leash at the moment. Dax is crate trained and willingly will go to his crate when told. If left out in the house alone, he will chew and occasionally mess, but he is still a puppy and all of his quirks are very trainable. Dax is a wonderful, sooky, attentive, loyal, smart dog. Nothing to "out of the ordinary", but it does appear that the current trend is holding. Listings continue to report lower than last year at this time and the overall inventory is also reporting lower, and actually, the inventory gap is widening in the opposite direction for once. Whether the lack of inventory additions, met with the increase of buyer activity has changed things, but this market trend has definitely proven itself above an overnight affair. Sale prices continue to report lower and first time home products are still the dominant property being transacted, so what may appear to be a price correction could just be the case of lower valued properties being sold. Even with 40cm of snow falling on Halifax, it didn't stop 252 properties from hopping on the market this week, and it didn't slow down 115 Buyers from offering on properties either, so I would say things are moving forward regardless of what mother nature tosses at us. It is a good time to start thinking of selling property, as we approach the Spring market, giving ample time to consider your marketing strategy and weigh listing options is always good idea. I imagine with the news of a slightly improved market coupled with an injection of new buyers (hopefully), Sellers may be ready to test the waters again, or attempt a first try at least. Will that rush put the overall inventory numbers to even greater heights this year, or have things finally changed directions? The year starts off on a fairly good foot, and many will be looking for transition as the year progresses. Known for its "slow and steady" sales gain year over year, Halifax sellers usually expect an average annual property value gain anywhere from 3-5%, but as we have seen, market value has been anything but predictable. You can definitely point to key months of the year and with confidence claim that each year sees marginal gain month over month. Although the overall trend points that way, there are still months that defy the trend, and end up going their own way. So far, this year has started soft with prices, right on par with 2014 and below that of 2012, 2013 and last year. In fact, the only year that it bested was 2011, which may have been a bad thing if not beings it was 5 years ago. First time home buyer market has heated up accounting for some of the reasoning, but I can't help but think that sales prices are finally correcting as well. Call it what you will, but is it not interesting that coinciding with overall value reduction is a sales increase? Although the spread here is marginal, sales did manage to start off on a good note beating the last three years January numbers. Usually, we see this number increase over the next few months, so it will be interesting to see when we peak, and where that number rests. Without further adieu, a slice of positivity for the sellers currently on the market, and those about to test it... inventory reduction! Now, we did see this false crest last year when listings dropped below that of the previous years start only to watch it ballon to record breaking heights later in the year, but there are a few more signs pointing in the right direction so far this year. What 2015 didn't have however, was the solid sales start that 2016 January had. Either way, it may be much too soon to tout a market recovery is on it's way, but the way the stats have been pointing, it certainly lends a bit of hope. Thanks for stopping by! This time in the market usually sees week over week gains, peaking in July (respectively), and teetering off by Christmas. There is some odd weeks, like last week, that sees inventory reduction, although rare. The interesting thing is the larger than average number of this reduction. Usually, the end of the month listing expiries coincide with the additional inventory additions, which makes for an above average report. This week, however, the lower then average additions did not create said buffer, ultimately affecting the overall inventory showing. Good news for some, and it seems inventory is not the only thing out of sorts. Sales had another solid report this week, and mixed with the lower then average inventory additions, kept the sales to list ratio in a positive state. Price changes were numerous again this week, but I suspect that this will occur until we see our market balance, and strength return to it, to absorb even the questionably priced property. Of course, over-priced property will always be the last to sell. Quite the turn of events from last year so far, and I would encourage you to stop by this week as the monthly report is being worked on currently, and it is something that anyone waiting for better market news should see.
