Still, incredible reports in other areas of the market emerged again this week, with solid sales numbers, and a benchmark week for listings that received and accepted offers. Since the beginning of the year, the inventory had continued to decrease which is a bit backwards from annual trend, until last week that is. The good news being that even though buyer activity was still extremely active the inventory increased (especially the single family homes), which is great news for buyers out there especially if it continues. Speaking of single family homes, their numbers continue to shatter records this week. Both weekly average and median sales are well above any recorded reports this week, and just look at the weekly average and median sold prices!! The six month median prices continue to impress as well, with yet another $5,000 increase in both list and sold prices. For reference, there was months during previous years that these numbers remain the same, but as the data catches up to the current market environment we are starting to get a clearer view of the overall impact and how rapidly things have changed. Median single family home sold prices are up almost $77k from last year at this time, which is a big city market jump, not something usually associated with Halifax. Although not as significant as the single family home reports, Condo's are no slouch at the moment either, with the most significant stat being the six month median sold price which took an almost $20k leap in a week, and reporting almost $50k higher than this at this time. The Weekly Adogtable!Hi Angels I'm Tucker. I am a 4 yr old, 60lb pitbull mix. I was surrendered to Salcars because my parents didn't have enough time to give me the life that they think I deserved. I've spent the last few weeks in a foster home working on my doggy manners and getting some medical stuff done. I am a very sweet boy and I love to cuddle. I am very calm in the house and enjoy just relaxing on the couch. I love to go for walks and get really excited when you ask me if I want to go. I was always left to free roam in my previous home so I'm still working on my leash manners. I pull a lot on leash, everything is just so exciting. I do much better with my gentle leader, unless there is a person or dog I want to meet then I bark and pull to run towards them, which can be very intimidating for them but I just want to say hello. For this reason, I need controlled introductions with other animals as my foster mom says that I come on a little strong and I'm hard to control due to my size. I get along great with my foster fur siblings, both canine and feline. I am fully housetrained, I have good recall as long as there's no people or animals around that I need to go say hello to, I love car rides, I love food so this could be a great help with my training, I like eating snow and I can give paw and sit pretty. I'll jump right in the tub for you for bath time, no problem. I let my foster mom do whatever she wants to me with no issues; clean my ears, touch me everywhere, flip me around to see my belly... anything at all. I am definitely a sleep in bed with you kind of fella. I may start out sleeping elsewhere but don't worry, you'll wake up with me next to you so you can cuddle me. I am very respectful when others are eating, even the kitties. I don't bother them or their food. I won't touch your food either if you leave it. I'm very gentle taking treats too. My foster parents say that I am the goodest boy but I do bark a lot and loudly. Luckily my foster parents live a ways back from the road so I don't see too much that passes by. I bark whenever I am excited so I guess that doesn't exactly make me apartment friendly. I don't like being crated and I will bark nonstop until you let me out but I'm a good boy and don't need one. My former family said that I would chew up things when they weren't home but I haven't chewed anything up in my foster home except, of course, my toys. I do get a lot more exercise here than in my previous home so that helps. I love my humans alot and would definitely love them to be home with me more often than not. Please note that if you do have to leave me for awhile, that you'll return to a whole lot of howling. I just missed you so much, I can't control myself. I have met a 3 year old and a 9 year old, I was very good but very excited like I get with everyone. When I first came into care, I was very red and raw. The nice vet said I have allergies, that are currently being treated with a diet trial and medicated shampoo, and I'm much better. My foster mom says I'm just a big goof ball who needs help with some of my manners but the love I'll give you in return will be so worth it. After what has to be the slowest start to the annual inventory gain in Halifax history, the property stock grew ever so slightly this week, which has to be a welcomed sight to the weary buyers out there. It almost felt like the inventory was going to continue to dwindle until there was nothing left, but a glimmer of hope shines through and the hope is that it will continue to brighten as the Spring market takes hold. The value metrics are also up across the board this week, and there is no questions of if those will continue to rise as the bidding war frenzies persist, elevating the numbers beyond any predicted expectation. I almost feel like each week there is a "WOW" reaction to recent listings when their selling price is revealed, and just when I think I can't be shocked, it happens again! Around this time last year the sellers market was in full swing, but nothing like it is right now. Multiple offers and over asking bids were becoming common, so too was the showing train, but nowadays its high octane when it comes to residential resale. Winning bid amounts are anyones guess, showing trains that maybe last a few days at 15 minute intervals (if they aren't under agreement before the offer deadline), and the latest point of annoyance...the bully offer. The last point being one of the most frustrating for buyers, since not only do they have to find a small opening to book a showing around their personal schedule/work, these bully offers are putting property under agreement before they can even get out to see it at their earliest opportunity. Sometimes showing slots also fill up completely, so no windows are even available to view the property before the offer dealing, and showing "waiting lists" are becoming a thing. Luckily, with the inventory options becoming more abundant, that seems to be a very local/price associated happening, and will hopefully disappear all together. It's not like buyers need more obstacles at the moment, and luckily some agents are putting protocol in place to accommodate the demand and make sure all buyers get a shot, which certainly helps. The Weekly Adogtable!Hi all I’m Ritz, a 4 year old, 50lb, Shepard mix who made the long trip from Texas to Canada a couple of months ago in search of a better life. I have my new wheels and had my neuter and dental completed so it's time for me to start the search for my new forever family. I was shot in the back and left for dead in Texas, thankfully a good samaritan realized that I was still alive and got me help. Unfortunately I was paralyzed by this senseless act of cruelty and do not have the use of my back legs but I don’t dwell on that part of my life. My foster mom says I live my best life everyday. Read on and you will see just how great I am. Despite my rough start in this world I love everyone I meet. I am most happy when I am with my people whether that is out in my wheelchair or just home relaxing. My wheelchair provides me the freedom to be more independent. I can go for walks and move around the house by myself. I am still building up my stamina and I'm going for longer rolls each day. My foster mom says don’t let my puppy dog eyes fool you as I can be stubborn when out for my walks. When I don’t want to go any further I'll just stop and lock my front legs. Luckily, a little nudge or a treat can get me going again. I am the talk of my block. I love meeting new people and dogs and they all love me too. I think I'd enjoy another canine sibling in my forever home to play with. Sometimes I will chatter/bark but that is just from excitement. Many new dogs are scared of my wheels but that doesn’t stop me from wanting to make friends. I was fostered in Texas with a number of other dogs without issues. I am incontinent which means I have to wear wraps/diapers. At first this might seem like a lot of work but really it's not harder just different. Instead of taking me outside to do my business, you just change my wrap/diaper. No biggie. My foster mom learned my bathroom habits in just a couple of days. I am super smart, I rarely bark, I love everyone, am good with other dogs, non-destructive when left alone, I sleep through the night on my bed, am great in the car and I am a great snuggler. As a bonus, I don't jump on furniture or company, counter surf, chew on things I shouldn’t, need a crate or pull on my leash. I do get attached to my human(s) and really do not like to be left at home alone so someone home more than not would be ideal. Having said that, my foster mom leaves me alone at home, at least once per day, to work on my separation anxiety. I will whine a bit at first when you leave but then I just curl up and nap. Sometimes I will scoot off of my bed and move around a bit but I've never gotten into anything I shouldn’t. Having another doggy sibling in my forever home may help with this too. My ideal home would be one that understands my special needs, has a canine friend for me and ideally has someone home more often than not and in return I will shower you with unconditional love and loyalty. Being special needs, I come with my own accessories. I have a wheelchair, stroller, rear harness lift, interactive toys etc. which will all come with me to my new forever home. Since the beginning of the year we have witnessed the slow reduction from the already decimated inventory numbers, only to see them continually drop week to week. Usually, we see more and more listings come to market as we hit the annual Spring peak, but at this rate, the Spring peak will look more like a ditch. Now, listings are coming to market, and it seems that listing activity has increased in the last couple of weeks, it's just not enough to make a dent in the buyer demand and change the outcome of the numbers...yet anyways. The hope is that this current crust of highly motivated buyers breaks away in the near future and resets the market to the late 2020 market as a first step. If that does happen, we should see a levelling in the activity and perhaps a slow crawl back towards a balanced market. If that doesn't happen, the already insanely competitive market will worsen, creating even more extreme activity and bidding. For now, at least, buyer fatigue has taken hold over many in the market, with frustration and disappointment at an all time high for some, especially in the $250-$350k bracket. So the hope is that Sellers will keep the listings coming and eventually tame the wildfire that is the Halifax real estate market. I'm an 11 year old Husky/Shepherd mix weighing approximately 50lbs. I was in a shelter in Texas for a few months but had no luck finding a forever home so they brought me to Canada. I was a little nervous when going to my new foster home, but warmed up to my new family very quickly! I love to go for walks except when it's raining, and am very curious about ANYTHING that’s happening around the neighborhood. Delivery men, people doing garbage, squirrels, BIRDS chirping, etc! I do pull as it's all so exciting, but I am getting better and my pulling is minimal. Sometimes I just want to sit and watch these things for awhile before we continue on. Especially birds, if given the chance I think it might be fun to chase them. I have not met a kitty yet but considering my fascination with birds, it might not be a good idea. I met a puppy, at a friend's house, who tried to jump on my head, I snapped at him and he backed off. We just ignored each other the rest of the evening. I am curious about other dogs I see on walks but a quick look or sniff and I'm good to move on. My foster mom took me to a fenced in dog park, and I didn’t growl once! I even smelled a few other dogs. But for the most part, I ignored the doggies and wanted to see the humans. I'd probably be ok living with a very respectful dog who didn't see me as a trampoline and stayed out of my space but I think I'd be happiest being your one and only. I've only had one accident inside the first night in my foster home. My foster momma takes me out 4 times a day to do my business. I have no resource guarding with food. I will hang around for a little bit while you're eating waiting for something to hopefully drop on the floor but after a few minutes, I'll just go lie down. I do love my treats but who doesn't. I'm an eat when I want, not a feeding schedule kind of girl. My foster mom adds chicken broth to my food. Yummy!! My foster mom makes me these dog biscuits that are SOOO good! She said she will share her recipe with you if you adopt me. I also know that I shouldn’t eat food that isn’t given to me. So if you put food on the coffee table, I won’t eat it, especially if you say a gentle no! I am great in the car. I climb into the backseat, stare out the window for a bit then just curl up and have a nap.The first night in my foster home I woke often to make sure that my human was still there and that I wasn’t alone. I sleep through the night now with no issues. I have two stuffies that I like to have with me by my bed, but I don’t play too much with them. I have been left alone for short periods of time and I just fall asleep on the couch. I don't get into anything. I do follow my foster mom all around the house. I prefer to be with my people at all times so someone home more than not is ideal. I have not been crated in my foster parents home, and I don’t think that I need to be crated as I am such a good girl. I don't know many commands other than no but I do know my name and love when you tell me that I'm a good girl. That gets me really excited and my tail circles around like a propeller. The only time I will bark is if someone rings the doorbell, and then I will bark once or twice until you tell me to stop, that it’s OK. I don’t bark at other dogs or people, and most people think that this means that I am a really good girl! My foster mom said that sometimes I will bark in my sleep, she thinks that is the dream where I am chasing those birds. I am nervous at times with some sounds and quick movements and sometimes flinch with hand movements. I love to be pet especially my under my head and my belly. I'm a little more hesitant about you petting my back but am learning that it's not so bad. I love meeting new people but am cautious about them. Once I warm up to you, I will be your shadow.
