Things are heating up in Halifax, with listings starting to stream to the market, and hungry buyers gobbling up the new selections! First time all year we have seen an inventory addition of over 300 properties, and one of the biggest weeks for sales as well. The softening of sale price seems to have halted, as we have seen steady gains week over week since the begging of the year. Some weeks have had slight dips in their list/selling prices, however, values have continued to push higher each week, including the single family home six month median prices which has taken the largest increase. We haven't seen value gains this fast since the pandemic market, so the hope is that seasonal trend is lending a bit of a unique growth environment at the moment and we will see some cooling in the future. Other than the usual Spring blitz, many of the other statistics remain a bit sleepy, which will definitely change in the coming weeks as they are defined to be influenced by the current activity. Interesting enough, there wasn't a ton of weekly sales to chip away at the inventory, but the culprit for the change is buyer activity, which reported the highest it has been this year so far as well! Not surprised that buyer activity is elevated this week, we finally have some decent weather and there are property options out there to look at as well! We are still seeing competitive situations for turn-key property, especially anything listed under $600k, but there does seem to be some padding in the $800k+ brackets. Prices reported high this week, which could come from the buyer demand, and six month median prices for single family homes jumped again this week, increasing 10k in a short 4 week timespan. Prices and demand are on the rise, but is this a seasonal trend issue which will cool in the coming weeks, or are buyers edging a bit more pressure to the market before things change and competition becomes more fierce? New listings reported the highest we have seen so far this year, but overall, we fell short against last year at this time. Buyer activity slumped a bit this week as well compared to March, but with more and more property candidates hitting the market, no doubt this will pick up shortly! Values in both tracked products cooled this week, which seems to be the battle week to week as the playing field continues to level out, so it's a mixed bag at the moment. The annual trend is that the Spring market will always have what seems to be a lot of options, but it is also met with a balanced (or more) demand for products as relocations are in full swing, as well as other folks who need to move for various other reasons. Most like to be settled before Summer hits so they can enjoy it, so the push to be in their new residence really becomes the main focus during the Spring months. As these buyers purchase property and the demand wains, the market cools and we see activity start to slow, usually around Summer. Good news for buyers who are perhaps looking to get into the market, and who don't; want to compete as intensely, but the market is anything but predictable these days so you never know what will happen. For the fourth consecutive week there was an overall inventory gain, and the second time in as many weeks, the weekly additions hit over 200 products. Sales edged up slightly this week, but property receiving and accepting offers stayed steady, which is a bit surprising given the fact more available properties = more options for buyers = more sales, but that doesn't seem to be the case at the moment. Is the buyer pool shrinking? or perhaps more properties are sticking around depending on pricing and location. In most areas close in and around the core buyer activity is still quite strong, with multiple offers still happening, causing sale prices to topple over asking price. This trend is not uncommon in Halifax as of late, especially for certain locations and prices. Even before the pandemic market Halifax was seeing this type of situation, the difference now is that the overspend is not as wild and buyers seem to have a bit more patience thanks to the cooling market and market deflation measures taken by the government. Still early yet, but maybe this will be the year that we see a return of regular Halifax market trend. It's off to a slow start, but definitely a few more listings this week, pushing over 200 new products to market the highest addition this year so far. This trend should continue as we hit the second quarter, which I'm sure is a welcome sight to current buyers out there scouring options. Last year at this time there was a pause in listing activity for some reason, which caused a heated sellers market for the first half of the year really. Potentially, the backlog was created by the issue that could easily have solved it, more inventory! With homeowners looking to make a local move, there was really no options to allow the property ladder climb. Anyone looking to make a move locally just couldn't find a lot of options, and competing with buyers that didn't have a property to sell likely caused some disappointment. This chunk of missing inventory added to the already measly market offering, solidifying the high prices that didn't have to adjust due to high buyer pressure. It did get better for buyers out there, and the end of the year really showed some promise. The speculation going into 2024 was that we would see a return of typical Halifax market trend, and so far so good. If things continue as predicted, look to the coming weeks to pad the stats, especially in the listing option department. If you look closely, there are small indications of a crawling market, like the increased price changes, the slowly increasing inventory, and mediocre new listing additions. On the other side of that coin, there are positive indicators, like the increased number of listings under agreement this week, the lacking expired/cancelled properties, and sales values, all of which are sending mixed messages about the current market environment. Buyer interest is piqued, but overpaying is not in the vocabulary of the current buyer mob. Even with limited choice, the current mentality seems to be a patient one, which has been carved from the bedrock of the pandemic market. Being on the fringe of the cooling market, savvy buyers take stock of current market conditions, especially since the winds of change are still blowing. Historically, the coming weeks will be the most exciting to buyers, lots of options and a chance to pick up a property without having to bet the farm. No doubt buyers are ready for a change, but much like last year, that chance might not come until much later in the year. The overall inventory itself is reporting close to the levels seen last year at this time, which goes against the grain of inventory gain predictions... so far at least. The big showcase will come in the next few weeks, and as we approach the Spring market hopefully there will be a surge in the supply, because the underlying demand is there, only to increase over the next few months. Without a balance or more available products, there will likely be intermittent and pocket returns to the hot sellers market we have seen come and go since last year. We are already seeing this kind of elevated activity in certain areas and price points in the city, so it is known that a bulk of buyers are standing by to snap things up, especially in the sub $550k pricing bracket. March break is upon us, and usually the time sellers will make a push to prepare their property for the market, so look to the following week to get a glimpse of the coming market. Will it be a feeding frenzy of listings, or will the inventory continue it's mediocre performance heading into the Spring. Typical new listing/sales churn this week, and values remain steady across both tracked products once again. Despite the amount of snow that stuck around, buyer activity kept pace for an average report, but buyers in general seem to be holding off at the moment due to the lack of property prospects and the competitive nature of the current market. The general feeling out there is that buyers are wary to bid too far over listing prices since the projection is a continued price correction ongoing, which is why selling prices have ended up close too, or under the asking price. In other price brackets, especially the higher ones, we are starting to see sizeable cuts to selling prices, especially those that purchased their property pre-2019. There was a huge equity gain since that time, so some sellers have an initial "would love to sell for" X amount, but can also be practical and adjust to the current selling environment if needed, especially if a need to sell is present. As supply increases, listings that need to sell that will likely need to make these adjustments to stay competitive, considering prices are becoming more stable. No storms and the market kicks off in property fashion this week! I would imagine the elevated listing activity could be a backlog from the previous weeks, but it was a good addition none the less. Still a bit of a sleepy time of year right now, but that will change shortly. A lot of Sellers will try to bridge the gap with a relocation, or perhaps a move to a different area of the city and beyond, so timing is key. To do this, the plan would be usually be to list in the Spring so that there isn't a huge gap between the selling date and the closing date, giving a chance to locate a new home to settle into in over the Summer months. Many also plan their moves around work relocations, which happen around this time of year, and the school year. Many parents try to coordinate a move once the school year has concluded, which would give their children a chance to get settled in before potentially starting at a new school. Definitely not a lot of options at the moment, which is likely why there are multiple offers happening in many areas of the city, but this trend should slow down as inventory continues to climb. Despite the weather however, activity persisted just like last week, as Buyer interest continues to increase as the Spring approaches. Thanks to these last weather events, Sellers have held off listing over the last couple of weeks, which has caused a bit of a stall this month so far, but as the month presses on there is sure to be more options to choose from. Anyone currently looking have likely noticed that they are back to competing, especially in certainly price points and areas of the city. There are still lots of options at certainly price points however, with $700k+ making up the majority of the inventory padding. Out of the 574 currently listed detached homes in HRM, 315 of them are $700k and over, with only 57 of which listed at $450k or lower. 80%+ of the sub $450k listings are also on the fringes of the HRM, or they are located in unpopular areas/condition. At $500k or lower, that number increases to 85, but that is still a rather low pool for the most in-demand price point(s). While prices continue to adjust, the speculation is that this lower price bracket will be the last to do so, just based on demand and how many buyers fall into this group.
